SOUTH AFRICA – Liberty Two Degrees (L2D), a leading property investment company, is making significant strides towards achieving its ambitious goal of Landlord Scope 1 and 2 Net-Zero Carbon by 2030.

According to sustainability lead specialist Brian Unsted, the company has successfully implemented energy management improvements across its portfolio, supporting its commitment to sustainable practices.

L2D now boasts a total installed solar capacity of 13 MW, a sharp increase from 3 MW in 2022. The company also achieved its 2023 goal of sourcing 3% of its energy needs from renewable sources through onsite solar production.

“Our energy strategy focuses on reducing both Scope 1 direct emissions and Scope 2 indirect emissions,” says Unsted.

“By setting and pursuing this target, we align with global sustainability goals while leading positive environmental change in the property sector.”

The company is integrating renewable energy across its properties, including Sandton City and Eastgate Shopping Centre in Johannesburg, Promenade Mall in Michells Plain, and Midlands Mall in Pietermaritzburg.

At Sandton City, a 1 MW solar installation was commissioned in May 2024, while Eastgate’s solar capacity has grown from 1 MW to 5 MW, with over 13,675 solar panels now covering 35% of the centre’s daily energy requirements.

Promenade Mall’s 1 MW installation has already saved 1,764 MWh, and Phase 2 is underway to add 2.6 MW by 2025. Similarly, Midlands Mall’s 5 MW installation has saved 1,742 MWh since Phase 2 was completed in October 2023.

Challenges and solutions

L2D has faced challenges during the expansion of its solar PV systems, particularly in terms of roof space and the need to strengthen existing structures to support the installations.

Unsted also notes limitations on the amount of solar energy that can be installed, though the company is exploring battery storage solutions and is in advanced stages of wheeling opportunities.

Investing in solar power has proven cost-effective for L2D. In 2023, the company generated 6,517 MWh of solar energy, resulting in electricity savings of over R11.8 million.

Unsted highlights L2D’s commitment to managing natural resources efficiently, a dedication evidenced by the Green Star certification achieved across its retail portfolio in 2021, a recognition of operational excellence in sustainability.L2D is on track for recertification in 2024.
